Quality Homes Near the Beach
Our client bought a 2,000 square metre block near the beach and shops and wanted quality homes that would deliver a good return. We began with a feasibility study focused on yield, which led to an eight-townhouse scheme that was approved through town planning. The homes needed to appeal to a wide range of buyers, including older people.
When the tender price came in, the eight-townhouse scheme no longer made sense, so we worked with the client to rethink pivot the approach from eight homes to four. The floor plans had to work very hard to deliver the right return, the site had a slight slope, and the client wanted contemporary design touches like curves without adding unnecessary cost. Each pair also needed its own character on the street, despite sharing the same floor plan.
When the Tender
Price Came In
We mirrored floor plans for efficiency and giving each pair its own street presence. We cut the buildings into the gentle slope, introduced curves only where they were functional and cost effective, and worked closely with the builders throughout one of our longest projects.
Mirrored Plans,
Different Faces
Each home feels like a private haven, with a garage and studio buffering the street and a double-height living area opening to a north-facing courtyard. Passive solar design means lower running costs, and ground-floor living makes the homes suit older residents and multigenerational families. The flexible studio can become a home office, yoga studio or band room. For our client, it sets a strong benchmark for future developments.
